I have been to GA a few times now and hope in the next two years to buy a holiday home there. I prefer it to UK but due to family and business I think it is unlikely I would ever move there 100% of the time. I have seen there are various styles of house and I try and try out different types to see what I like and don't like. I am just wondering if anyone can recommend any areas there I may have missed. I like novamar 2 swimming pool. My favourite so far. The house I stayed in (in novamar 2)was ok for being on holiday but maybe a bit small if there more often so I think a 3 bed or 4 bed would be better.I stayed in a larger one in altomar 1.I have also stayed in other urbanisations that I am not that keen on.  I am not worried about parking. I really like the houses with the curved balconies in monte my mar on the left as you go towards the shopping area. I have only seen the interiors online and have not stayed in one. My partner prefers the new modern square box like brown ones across the road from there. I also like the look of nova beach and agua beach but looking online they seemed quite small inside.Anyone with any views on the merits or otherwise of these places or anyone with somewhere great I have missed, your views would be welcomed. I am not really bothered about the cost  (within reason) as compared to where I live in the south of England, they all seem like bargains. Would be good to know if some have high homeowner service charges for the pool. I have no idea of the cost of having your own pool but I am happy with communal. Thanks in advance. Love GA and all the people there i have met so far.

Hi,

I have had a place on Novamar 3 ( duplex type ) from new ( 2002 ) and i must say it has been brilliant.

Being a bit higher than Nov 2 it has fantastic views with an open aspect from living room to large roof terrace. The pool is brilliant and hardly used.

Property build quality has also been excellent though after nearly 14 years probably needs a little update in kitchen area.

Access to Carabassi strip bars and restuarants and beach well within easy walk 400 metres.

Prices approx  130000 to 170000 euros

I am also on Novamar 3, although mine is a two bed two bath corner apartment and I would echo the previous comment on the views. We can sit and watch the comings and goings at the airport from our balcony. I'm not sure about the duplexes but the apartments are definitely bigger than the Novamar 2 ones. Community Charge for mine plus garage is about €450 a year. Mine is also up for sale if you are interested. Like Don Corleone, make me an offer I can't refuse.  ;)

Another Novamar vote!!
We looked at quite a lot of houses before we bought, the first decision we reached was to buy one built by TM, in our opinion they looked better and most importantly were built to a better standard and higher level of finish than others we viewed
After deciding that TM was the "builder for us" we looked at their developments the length of the Costa and decided that GA had the most going for it.
That was 11 years ago, the house on Novamar 5 has been perfect, dry as a bone (fairly unusual in Spain) and completely odour free........visit some you'll know what I mean!!
The best decision we made, against all the advice, was to buy a south facing house.......we can sit out in the winter months in shorts and t shirts whilst our neighbours behind are wearing long trousers and sweaters, our house is also much brighter and warmer.
Ours is a duplex, we go upstairs to bed
We have a parking space and massive lock up store room in the underground garage, both bone dry and our community charges on a well run, clean and well maintained community are €118 a quarter
No regrets in buying the place, in hindsight I wouldn't do it again, I'd buy in The Canaries with warmer winters

PS a three bed south facing corner house on Novamar 5 has just been sold to some Norwegians for €250,000
The price gob smacked me!!
Most of the buyers on Novamar 5 lately do appear to be Norwegian

Sounds like Novamar is the way to go! The house I stayed in was very dark for most of the day so I agree with the comment about checking the way the sun is facing. The homeowner fees seem very reasonable. I pay £840 service charge a year service charge for a flat I rent out  in Yorkshire, which obviously has no pool! That is rip off Britain for you.

Feel free not to respond if personal, but it seems like two of you are trying to sell and one wishes they had gone elsewhere. Do you think it is a bad idea going to GA?

Also, I may sound dumb but until I read other posts on this forum yesterday it hadn't occurred to me that restaurants would not be open all year. Is GA the sort of place that closes down for a few months?

Any advice much appreciated.

Certainly if you are thinking of buying a flat/house with a communal pool and renting it out during the months you are not there, our advice would definitely be to buy on one of the Novamar developments - all the ones we currently have are incredibly popular and the best performing of those without private pools!

Some restaurants do close during the winter months, but there is still a great variety of places that remain open.

As I said sunseeker, no regrets in buying here, non whatsoever, we have had some great times here and look forward to many more.
We've owned the house here longer than any house we have ever owned......that says something!!
It can just be a tad chilly here in Jan/Feb early March, it gives us a great excuse to go elsewhere for a holiday

All the Novamars are lovely but also the Medeterraneo complexes are nice. Not Med 1 particularly (in my opinion-sorry if I offend anyone). Med 2 and 3 and immaculately kept. Quite small urbs with 2 swimming pools, tennis courts, boules areas and nice views of the clot de galvaney. Also walking distance to the beach and bars. The 3 bedroom corner houses are lovely.  We have 2 bed south facing apartment. Dream of owning a 3 bed south facing corner house at some stage. Personally I wldnt move to a different Urb.   We used to be on Monte y Mar Upper and viewed many apartments on many urbs when we sold - Novamar included. Our urb fees are much lower than the Novamars-presumably because our complex is smaller.  Victoria Playa is also lovely-great sea views but you would have to tackle cardiac hill to get to the beach

Im not going to turn this into a "best area" thread - everyone is entitled to their opinions.

I find the advantages of being south facing, roof solarium and being un-overlooked in our upper Monte Y Mar townhouse hard to beat and they are really good value for money at the moment. But they are not three bedded. I wouldn't recommend the basement bedroom conversion ones as the fire escape access worries me.

Its all about the location for me and for the two of us with occasional guest just perfect  ....

Before buying we rented several properties in ga and opted for the urb puerto marino which were built by costa urbana the same builder that built the mediterreanio urbs. The build quality in my opinion is very good and 10 years on is still looking good. We did rent some awful build quality places that typified spanish construction before the EU dragged them into the 21st century. As for the best urb it is a matter of opinion they all have positive and negative points some more than others sadly a lot of front line properties are old poor construction. Would i buy another in puerto marino probably no would i buy another in ga also probably no i would go to a main resort in the canaries probably tenerife which has everything that ga has but for 52 weeks a year with year round good weather.
They dont like it up em !

I've been to the Canaries in September and it was unbearably hot. The sand is too hot to walk on and the flight is twice as long as to GA. I can't imagine what it must be like in July/August. GA's biggest plus point, IMHO, is the proximity of the airport. Flight costs are another thing to bear in mind if commuting back and forth with any degree of regularity. The other thing is that you can, if you wish, drive to GA. I know winters aren't blisteringly hot but it has the balance of all the aspects about right, if you ask me.

I agree Tony. Ideal for a long weekend as so close to airport and we, fortunately, are only half an hour from airport in UK. I have a friend who owns a villa in Crete, they never do long weekends-to much hassle.  There are defo pros and cons of all urbs in GA.  A potential renter of mine changed their mind last minute as they wanted to be nearer to the GA centre whereas we prefer to be nearer to the beach!!

Wouldn't like to say which is the best urbanisation, but have been very happy with ours on Altomar I for 13years now. South and west facing corner, 1 minute walk to pool , and sports area.  Fairly quiet in winter,mix of people Spanish families resident and non res British and Scandinavians. Agree with others that the proximity to airport, short flight time and reasonable weather most of the year is a big plus for GA..
